How long does electric underfloor heating last?

How long electric underfloor heating lasts, what the warranty covers, what a 20-year life test measures, and the few things that shorten the life of a heated floor.

A heated floor goes in once and is expected to outlast the finish on top of it. Nobody wants to lift tiles to reach a heater. So “how long does it last?” is a fair question, and the honest answer has three parts: what we guarantee, what we’ve tested, and what can shorten it.

What we guarantee

SafeTech EGS heating film carries a 10-year product warranty from delivery to the end customer. The thermostat and the installation service carry two years. Behind that, LaminaHeat holds product liability insurance with Chubb covering damages up to €3 million.

What we’ve tested

SafeTech EGS has a 20-year tested life. In a life test, heaters are run for long periods under load and their resistance is measured as they go. Resistance is what matters: as long as it stays stable, the heater delivers the output it was designed for. Across our life tests the average resistance change was about 3%.

Why a film lasts

  • No moving parts. No pump, valve, fan or motor to wear out, and nothing to service.
  • No water. Nothing to leak, corrode or freeze.
  • Low element temperature. A full-surface film spreads its output over almost the whole floor, so it runs much cooler than a cable carrying the same load. Materials age more slowly when they run cool. See heating film vs heating mat.
  • Encapsulation. The carbon-fibre element is sealed between fire-retardant insulation and glass-fibre layers, with a full-surface earth layer, and every heater is Hi-Pot tested at 3,000 V DC before it leaves the factory.

What shortens it

Almost every early failure we see has one of these causes:

  • A fixing through the floor. Nails, screws or drilling into the heated area. Keep the layout drawing and check it, or use a thermal camera, before fixing anything to the floor.
  • Heat trapped under something. A mattress, a thick rug (above 0.15 m²K/W) or fixed furniture over the heaters. Heaters are kept 200 mm clear of fixed furniture for this reason.
  • Poor installation. An uneven substrate, low-density foam under the film, no testing before covering, or switching on before the adhesive has cured. Our installation guide and testing sequence exist to prevent this.
  • Steam mops and floods. High heat and moisture age insulation. After a spill, switch off and let the floor dry for 24 hours.

These are also what the warranty excludes, along with repairs by anyone other than an authorised service provider.

How to make it last

Keep the installation test record and the layout drawing with the house documents. Use the thermostat’s floor limit, especially under wood and vinyl. Keep heavy, insulating objects off the heated area. And if something seems wrong, see electric underfloor heating not working before anyone lifts a tile.

Underfloor heating lifespan: your questions

How long does electric underfloor heating last?

A well-installed electric floor should last as long as the floor finish over it. SafeTech EGS has a 20-year tested life and a 10-year product warranty.

What is the warranty on SafeTech EGS?

Ten years on the heating film from delivery to the end customer, and two years on the thermostat and installation service.

Does electric underfloor heating wear out?

There are no moving parts and no water. What matters is that the element’s resistance stays stable; in our life tests the average change was about 3%.

What damages electric underfloor heating?

Nails, screws or drilling through the floor, heat trapped under mattresses or thick rugs, poor installation, and steam cleaning or flooding.

Does electric underfloor heating need servicing?

No. Keep the test record and layout drawing, use the thermostat floor limit, and keep insulating objects off the heated area.
