Electric underfloor heating for offices, shops and showrooms
Why commercial fit-outs choose electric underfloor heating: one-day install, no plant room, nothing on the walls or ceiling, simple zoning and metering, and a 10-year warranty.
A commercial fit-out is a race against the programme. Every trade waits on the one before it, and the heating is usually the slowest: pipes, a manifold, a plant room, a screed that needs weeks to dry. Electric underfloor heating takes the heating off the critical path. On our 120 m² Laoshan office, the floor was insulated, laid, connected and tested in one day, and the tiler started the next morning.
Why fit-out teams choose it
- One day, not weeks. SafeTech EGS heaters arrive made to length and pre-cabled. They plug together in parallel and the electrician connects each zone. No pressure test, no screed cure.
- No plant room. No boiler, heat pump, manifold or pipe run. The space you’d have given to plant stays lettable.
- Nothing on the walls or ceiling. No radiators under the glazing, no fan coils, no ductwork. Shop fronts, window walls and display walls stay clear.
- Quiet. No fans, no air movement, no hum on a sales floor or in a meeting room.
- Simple to zone and meter. Each zone is an electrical circuit. Split a floor between tenants, put each on its own meter, and the heating bill follows the occupier.
- No servicing. No pumps, valves or water. Nothing to bleed, flush or inspect each year.
Where it fits
| Space | Why it works | Typical finish |
|---|---|---|
| Open-plan offices | One open floor plate can run as one zone; warmth at desk height | Tile, LVT, carpet tile (within resistance limits) |
| Shops and showrooms | Clear walls and glazing; warm floor at the entrance | Tile, stone, resin |
| Clinics, studios, salons | Quiet, no air movement, room-by-room control | Vinyl, tile |
| Restaurants and cafés | Warm floor near the door and window seats | Tile, stone |

What the electrical contractor needs to know
- Supply: mains 100–240 V, straight off the board. No transformer.
- Protection: each circuit on a 30 mA RCD, trip time 0.1 s or less; independent earth to the board’s earth bar.
- Switching: a thermostat switches up to 3,500 W. Larger zones use contactors in the board; at Laoshan, one thermostat drives 13.2 kW.
- Testing: insulation resistance at 500 V DC of at least 50 MΩ, loop resistance within ±10% of design, and a thermal-camera check on first heat-up. See testing electric underfloor heating.
What the client and insurer need to know
SafeTech EGS is type-tested to IEC 60335-1 and tested to UL 2683, and every heater is Hi-Pot tested at 3,000 V DC before it leaves our factory. It carries a 10-year product warranty and a 20-year tested life, and LaminaHeat holds product liability insurance with Chubb up to €3 million.
Running cost in a commercial building
Commercial spaces are heated in working hours, which suits a floor that warms in minutes. At 110 W/m² across 120 m², on about 30% of a nine-hour day, the Laoshan floor uses about 36 kWh a day: roughly €10 a day at €0.29 per kWh. The method is the same as in what electric heating costs to run.
Commercial underfloor heating: your questions
Is electric underfloor heating suitable for offices?
Yes. It suits open-plan offices well: one floor plate can run as one zone, nothing is mounted on walls or ceilings, and installation takes a day rather than weeks.
How long does it take to install in a commercial fit-out?
The heating layer is usually one day per floor plate. A 120 m² office in Qingdao was insulated, laid, connected and tested in a single working day.
Can large floors run on one thermostat?
Yes, through contactors. A thermostat switches up to 3,500 W directly; above that it drives contactors in the distribution board. One thermostat controls 13.2 kW at our Laoshan office.
Does commercial underfloor heating need maintenance?
No. There are no pumps, valves or water. The heaters carry a 10-year product warranty and a 20-year tested life.
Can each tenant pay for their own heating?
Yes. Each zone is an electrical circuit, so it can be put on the tenant’s own meter.
